* Produce customized preparation of leases and renewals to your best benefit. 
* Maintain regular contact through monthly reports and correspondence.

* Handle move-out procedures from initiation through completion. 
* Offer 24-hour emergency phone contact access for tenants and owners.

Property Management... 

* Furnish a detailed property inspection report to you after each move-in and move-out. 
* Perform interim inspections approximately every three to six months, including written condition
   reports. Also regular drive-by inspections to check the general maintenance to the exterior of
   the property. 
* Maintain and repair property at the minimum practical cost to uphold standards. and utilize only
  qualified, experienced repair personnel. 
* Offer unlimited telephone contact during emergencies.

Financial Accounting... 

* Maintain a rigid rent collection policy. 
* Approve bills, deduct expenses and disburse funds. 
* Provide to you a monthly accounting statement of receipts and expenditures and a written
  report  of any extraordinary matter that may have arisen during the preceding month. 
* Several of our clients are non-residents of Canada and we are experienced in providing the
  required submissions to the Canada Revenue Agency including NR-4 and NR-6 reporting and
  budgeting on behalf of these clients.
